Permit & Planning Considerations

A permit is required when:

• The site is in a residential zone needing approval.

• The facility exceeds resident limits.

Building modifications or change of use are proposed.

Clause 52.22 & NDIS

Clause 52.22 limits objections at VCAT and now explicitly covers NDIS-funded projects, simplifying approvals for disability housing.

How Property Change Town Planners Helped

Secured planning approvals under Clause 52.22.

Liaised with Council to minimise delays.

• Ensured NDIS compliance.

Through expert planning, Property Change helped deliver 405 Upper Heidelberg Road, ensuring a seamless approval process for this essential community facility.

Project

43 Collins Street, Heidelberg Heights

This is a proposed development of two townhouses. The site is on a corner of a major road and adjacent to a secluded park. From the site there are potential views to the south-west of Port Phillip Bay. We are anticipating a permit in May 2018.
