It’s always comforting when you get a project start to finish – To even make it more exciting the project was navigated through City of Kingston’s change in planning scheme. Which occurred earlier in 2024.

Property change played a crucial role in enabling this mixed-use project at 21 Balcombe Road by allowing for greater flexibility in design, density, and sustainability measures. Here’s how we helped:

1. Optimising Site – Property Change advocated for a more efficient land use, enabling the integration of a standalone dwelling, townhouses, duplex apartments, and an art gallery within a single development.

2. Balancing Overlays and Development Potential – Adjustments to property zoning facilitated a design that respects the planning requirements while maximising the site’s potential.

3. Preserving the Oak Tree – setback requirements or footprint adjustments to ensure the giant oak tree remains a natural landmark and key feature of the project.

4. Enhancing Street Activation – the inclusion of the art gallery at street level, contributing to a lively and engaging public interface.
