Site 1 – Commercial Road, Stonnington

At this stage this site is still confidential but we have been asked to give preliminary advice in relation to the potential height limit. 

The site is located within the Residential Growth Zone has a discretionary maximum building height of 13.5 metres. Councils are able to set an alternative mandatory maximum height in the schedule to the zone, however this has not occurred in this instance.

We suggested exploring options for development of between four and five storeys, this would be more than the prescribed height limit. It is also important to provide building mass of the proposed development, much like the diagram below. This would show how the development fits within it's context.

Malvern Road, Stonnington

Last year, we started looking at this site with Pillar and Post Architects. The property had an existing permit that was not able to be built due to construction costs. It is a common scenario that build ability is often at hands length with Council policy. This led to Pillar and Post submitting a new planning application that is much more affordable to construct.  You can see this proposal in the render below.
